NZEB dwelling house, Rochestown, Co. Cork.
This three-storey detached new-build NZEB family home was part of a larger site which was subdivided into three lots with a previous planning permission which dictated restrictions on size, height and position.
The house is accessed directly off Rochestown Road to the south, where the site slopes down to the Douglas River estuary to the north.
A split-level arrangement is used to incorporate the site’s natural contours into the design. The central open-tread staircase is the core of the plan where a double-height entrance hall void brings in natural light from the south.
From the entrance hall steps lead down into the open-plan living spaces which offer views overlooking the estuary. A kitchen roof light to the east and corner window to the south-west bring direct sunlight into these spaces.
The second floor contains a master bedroom that projects out from the roof to best capture the panoramic view.
