The A rated extension and alteration of the semi-detached 3 bed house
is now completed
This is a timber frame house extension and a full alteration to the house with external wall insulation.
a permanent a demand control ventilation system was installed for a permanent good air quality, no dampness on bathroom wall and ceiling,
no maintenance cost.
Air tigtness was improved with membrane and taping.
New high condensing gas boiler and solar thermal hot water system.
The house was D1 and is now A3

Brief : Extension of a 1990 semidetached house, new kitchen /dining/family room open plan, 5 bedrooms, bathroom and en-suite.
Energy efficient Feature to bring the house Rating from D1 to B1 :
-High level of insulation to match new part L building regulation
– Solar air vacuumed tube and new cylinder for hot water
– heating with zoned control
– High condensing Gas Boiler
– Large glazed section on the south elevation, A rated double glazed windows and doors.
– Demand-controlled mechanical extract ventilation with humidity and presence automatic sensors. ( Aereco )
Sustainable approach was made for the building process and running :
– Water harvesting system ( 3750 liters ) with U.V filter to extend use of rainwater to the shower and bath.
– Reusing existing roof tile of on site from demolition (existing garage)
– Using Cellulose Fibre Insulation made from recycled newspaper locally.
– LED lighting
– Airtight stove
– A rated appliances

The brief was to make a generous open plan kitchen/ dining / familly room with an attached play room
The design was to be in keeping with the existing style and feature of the house.
We proposed to have the family room with a dual aspect, the client can now enjoy the view to east and the afternoon
